Old Homes.
Modern Plumbing.
Plumbing repair, water heaters, repiping and sewer service for Queen Anne and nearby Seattle neighborhoods.
Nic, the Classic Home Plumber
All residential plumbing, any Seattle home. We just happen to be very good at the old ones.
Your plumber should care about the house too.
I started Nic's Plumbing because too many old Seattle houses were getting fixed by people who didn't understand them — quick patches on hundred-year-old systems, no explanation, floors left a mess.
I look at the age of the house before I look at the pipe. Galvanized supply lines, cast iron, mixed-generation repairs from three different decades — older homes need someone who can read that history, not just swap a part.
You deal with me directly, start to finish. That's the whole idea.
Meet NicFour kinds of calls, one plumber
From a dripping faucet to a full repipe, it's the same person and the same standard.
Plumbing Repair
Leaks, toilets, faucets, clogged drains, water pressure and everyday plumbing.
Water Heaters
Tank, tankless and heat-pump water heater repair and replacement.
Drain & Sewer
Drain cleaning, camera inspections, side sewer problems and trenchless options.
Repiping
Galvanized replacement, PEX, copper and whole-home repiping.
Older homes don't always need bigger repairs. They need better diagnosis.
A pre-1960s Seattle house can hide galvanized supply lines, cast-iron stacks, clay sewer laterals, and two or three generations of remodels layered on top of each other. Limited access, original plaster, and finishes worth preserving all change how a job should be done.
I diagnose with the era of the house in mind before I recommend anything.

See what's wrong before you pay to fix it
Old houses hide their plumbing behind plaster and under fir floors. I document what I find, so what's happening inside your walls isn't a mystery.
For bigger jobs, the quote works the same way — options written down, approved before the first cut.

New copper and PEX, labeled shutoffs, work area cleaned up.

Questions people ask before they call
What does "Good / Better / Best" pricing actually mean?
For larger jobs — a repipe, a sewer repair, a water heater replacement — I'll send you a digital quote with three priced options for the same problem. Good is the solid, least-expensive fix that solves it. Better adds durability or efficiency. Best is the permanent, do-it-once approach. You pick the tier and approve it before I start. That's the number on the invoice.
How do you protect a historic home while you work?
I put floor protection down before any tools come in, and I clean the work area before I leave. Original fir floors, plaster and trim get treated as something to preserve, not something to work around.
Will I know when you're on the way?
Yes — I'll text you when I'm heading over so you're not stuck wondering when to expect the knock.
What kind of proof do I get that the work was done right?
I'll show you what I found and what I fixed — the old galvanized fitting next to the new copper line, the cracked clay lateral next to the lined pipe. It's useful to have on hand, including when you sell the house.
Do you push the most expensive option?
No. I recommend permanent fixes over temporary patches because that's usually what an old house needs, but the choice is yours and I'll explain each option plainly. If the simpler fix genuinely solves it, I'll say so.
Do you only work on old houses?
No — all residential plumbing, any Seattle home. Older houses are the specialty; everyday plumbing calls are just as welcome.
Which Seattle neighborhoods do you serve?
Queen Anne is home base, plus Magnolia, Fremont, Ballard and Wallingford. I also take calls further out — text or call 206-571-6044 if you're nearby and not sure.
